THE COVE AT OYSTER POINT

The Cove at Oyster Point is a multi-building development planned for a combination of bioscience laboratory and office space. The buildings are designed for the needs of  tenants in the booming pharmaceutical and bio-technology sector in South San Francisco. The campus of seven buildings includes a total of 1 million square feet of core & shell tenant area. The project is being built in three phases, and includes a full-service hotel, cafe, amphitheater, gaming area and parking structure with retail space.

The project is seeking LEED GOLD and Fitwel certifications.

The project delivery method for Phases 3 & 4 was  Design-Build. The  MEP Basis of Design (BOD) was delivered at 100% Schematic Design for procurement of mechanical and electrical design-build subcontractors. M+ provided peer review services for the remaining design and construction administration phases.

MEYERS+ provided mechanical, electrical, plumbing & fire protection, energy modelling and commissioning services. Scope included peer reviews for phases 1 and 2, design-build BOD for phases 3 and 4 and Peer Reviews of life science tenants including Fiveprime, Ambys, Harpoon, Alector and Global Blood Therapeutics.

ENGINEERING FEATURES

The MEP/FP systems are designed for flexibility, reliability and efficiency.  The building laboratory and office air handling systems are designed for peak scenarios of either 50% Office or 70% Laboratory by tenant area. Each floor can support either 100% laboratory or 100% office occupancy.

The central plant and air handling equipment are designed with an N+1 redundancy for fans, chillers, cooling tower motors, boilers and pumps. The project is served from two 12 kV primary feeders from PG&E for enhanced reliability.
