SKYLYNE AT TEMESCAL

The Skylyne at Temescal embodies an urban residential lifestyle with nearby access to the MacArthur BART transit station and parking garage.  The project is located between 40th Street and W. MacArthur Boulevard in Oakland, California.

The high-rise residential project comprises a 24 story residential tower amenity spaces, rooftop pool, ground-floor retail and three levels of above grade parking.  The project includes 403 rental apartments.

The project achieved Greenpoint certification. 

The project delivery method was design-build. The  MEP Basis of Design was delivered at 100% Schematic Design for procurement of mechanical and electrical design-build subcontractors. M+ provided peer review services for the remaining design and construction administration phases.

MEYERS+ is providing mechanical, electrical, and plumbing & fire protection services.

ENGINEERING FEATURES

A 1,500 square feet solar thermal array on the roof provides renewable solar energy to heat a 2,200 gallon hot water storage tank which supplies domestic hot water to the residences.

The residences are fully conditioned using vertical heat pump units located in accessible closets within each unit. MERV 13 high efficiency filters are provided for all outside air systems and heat pumps.
