SAN MATEO COUNTY OFFICE BUILDING
San Mateo County Office Building 3 (COB3) is located across from the Hall of Justice in Redwood City, California. The building is a 208,000 GSF, 5-story office building designed to house 600 employees and the board chamber for the County Supervisors. The building is the first LEED Platinum heavy mass timber civic building in the United States. Construction was completed April 2024.
The project delivery method was design-build. MEYERS+ provided mechanical, electrical, plumbing & fire protection services, energy modeling to 100% DD with peer review during the CD and CA phases. Telecom, AV and security design was full service and we also provided commissioning services.
ENGINEERING FEATURES
The project is an all-electric, Zero Net Energy (ZNE) building with high performance envelope, mixed-mode ventilation and onsite renewable energy.
The building's MEP systems are designed to be high efficiency with enhanced redundancy, resiliency and future flexibility. An interior zone VAV system takes advantage of increased economizer hours reducing energy while providing higher outdoor air ventilation rates and improved indoor air quality. Operable windows at the perimeter provide natural ventilation when outdoor conditions are mild with high efficiency, sill-mounted fan coil units providing cooling and heating when required. High efficiency air-source heat pump/chillers provide cooling and heating to the air-handling units, fan coil units and main lobby radiant floor.
The lighting power densities and plug loads were reduced beyond Title 24 levels by 20%, targeting two of the largest energy end uses. Onsite generation from a 333kW, 614,000 kWh photovoltaic array offsets the annual energy use of the building.
