PIER 70 PARCEL A
The project is part of the redevelopment of Pier 70 located at 20th and Maryland Streets in San Francisco. The 6-story building comprises commercial office, ground floor retail and one level of underground parking.
The project is seeking LEED Gold and WELL Building Certifications.
The project delivery method is design-build, where the Basis of Design was delivered at 100% Design Development for the procurement of mechanical and electrical design-build subcontractors. M+ provided peer review services for the remaining design and construction administration phases.
MEYERS+ provided sustainable design, mechanical, electrical, plumbing & fire protection, technology and commissioning services for the project.
ENGINEERING FEATURES
The building features operable windows and a hybrid HVAC system with VAV serving interior zones and high-efficiency fan coils units at the perimeter. The perimeter fan coil units are interlocked to shutdown when the operable windows are opened by the occupants.
The operable windows provide increased ventilation and enhanced indoor air quality and with the perimeter fan coils controlled to shut down when the windows are open, there is a significant reduction in annual energy consumption with the mild San Francisco climate.
