PIER 70 BUILDING D
The project is part of the redevelopment of Pier 70 located at 20th and Maryland Streets in San Francisco. The high-rise building comprises a 9-story residential tower with 166 residences, ground floor retail, rooftop amenity areas, and one level of underground parking.
The project is seeking LEED Gold Certification.
The project delivery method is design-build, where the Basis of Design will be delivered at 50% Design Development for the procurement of mechanical and electrical design-build subcontractors. M+ will provide peer review services for the remaining design and construction administration phases.
MEYERS+ is providing energy modelling, mechanical, electrical, plumbing & fire protection, and commissioning services.
ENGINEERING FEATURES
The project includes an all-electric building design with a heat recovery VRF HVAC system and air-source domestic water heat pumps for domestic hot water. Central outside air ventilation provides enhanced indoor air quality to the residences with high efficiency MERV-15 filtration.
Due to spatial constraints on the ground floor, numerous electrical service options were explored which included extensive coordination with PUC. A hybrid solution for a single transformer vault was coordinated and approved by PUC which resulted in space and cost savings.
