This 100% affordable housing project is located on Keyes and South 12th Streets in San Jose.
It is an 85,000 SF residential building with 77 rental units, from Studio to 3-bedroom. In addition to balconies in the units, the building features private open space. The residential units sit on top of enclosed, naturally ventilated parking. With 77 units qualifying as very low income, the project is seeking concessions under the State’s density bonus program.
The project delivery method was design-build, where the MEP Basis of Design was delivered at Schematic Design for the procurement of MEP-FP design-build subcontractors. M+ provided peer review services for the remaining design and construction administration phases.
MEYERS+ is providing mechanical, electrical, plumbing and fire protection engineering services.
ENGINEERING FEATURES
The building systems are designed to provide comfortable homes and common spaces with first and life-cycle cost in mind. The HVAC systems are unitary, eliminating the need for costly piping systems, and alleviating the environmental concerns that come with distributed refrigerant piping systems. Centrally-distributed ventilation air allows for enhanced, MERV-15, filtration without the need to change filters in each residential unit. The garage has been coordinated to be naturally-ventilated, saving the need for a costly mechanical system.
