405 INDUSTRIAL ROAD

The project is located at 405 Industrial Road in San Carlos, California.

The project is a 4-story life science building over two levels of podium parking and one level of subterranean parking. In total, the project is 394,000 SF. The building provides a standalone campus opportunity within the San Carlos Life Sciences hub.

The project is seeing LEED Certification.

The project delivery method is design-build, where MEYERS+ provided the Basis of Design for the procurement of mechanical and electrical design-build subcontractors and is providing peer reviews during the design and construction phases.

MEYERS+ is providing Mechanical, Electrical, Plumbing & Fire Protection services.  

 ENGINEERING FEATURES

The project is designed for energy efficiency, and tenant flexibility. The building is served from a separate high-efficiency chilled water plant and condensing boilers each with N+1 redundancy. Laboratory air systems are provided with heat recovery for the make-up air. The electrical services offer over 30 w/sf foot to the building with capacity for a wide array of life science research and development. A 1500kW emergency generator provides standby power to the lab exhaust and make-up air fans and 8 w/sf foot to the tenant space to support all critical tenant loads.
